This 72-unit market-rate residential project is at the corner of MLK and Addison Streets in downtown Berkeley. The ground floor has a residential lobby, amenity spaces, (12) residential parking spaces and 1,400 square feet of retail space. We are using the State density bonus program to increase the allowable unit density by 35%. Units are a mix of studios, one, and two-bedrooms and vary in size from 450 up to 1,000 square feet. The project construction is five floors of Type III A wood-framed construction over two floors of Type I concrete. The project design features tall bays along the street frontages that change in scale as they move up the façade. The material palette is a mix of neutral colored cementitious panels and colorful metal panel accents. The colored accents are in warm tones reminiscent of a historic masonry building on the opposite corner of MLK. A roof deck occupies a large part of the upper roof and will provide beautiful views of Berkeley and the Bay beyond.
