Madrone Terrace

Location: San Leandro, CA
We are working with Resources for Community Development on the new Madrone Terrace project, a (79) unit affordable housing project in the unincorporated Ashland neighborhood just south of San Leandro.  The project is being developed in conjunction with the Hayward Area Recreation and Park District (H.A.R.D) who will develop a small Community Center and Daycare within the complex.  The deep and narrow site is bisected by a 20 foot wide non-construction easement for a public storm water channel to cross the site.  That easement naturally led us to design two distinct buildings; a seven story building on E. 14th Street and a six story building at the rear of the project.  The H.A.R.D Community Center will occupy the lower two floors of the front building with a primary entrance on E 14th Street. 
In addition to employing the State density bonus program which allows project concessions for inclusion of affordable housing, the project was entitled using the State’s SB-35 program which expedites approvals for affordable housing.  From start to finish the entitlements for the project took about four months which is much faster than typical for a project of this size and complexity.  The project received entitlements in March and will start Design Development in early summer of 2020.  The project is expected to begin construction in the spring of 2021.
