The Shipyard at Hunters Point - Blocks 53 & 54

The project developer, Lennar Urban, approached Kava Massih Architects to design a development of 159 residential units on two blocks at the Shipyard. The overall Lennar development including the Shipyard and neighboring Candlestick Point will have more than 12,000 new homes, more than 300 acres of parks, artists’ studios, and a research and development campus. The hilly site with 360 degree views of the Bay and San Francisco provided both enormous design opportunities and challenges. Our team worked closely together to ensure the project goals were maintained and advanced at each stage of the process.

The eleven buildings on two blocks are a combination of townhouse style units and stacked flats with units varying in size from 1-bedrooms to 3-bedrooms. Each of the buildings has a different character to respond to both the client and City of San Francisco’s goals of design diversity. The design includes additional planting space at the sidewalk level at locations where the buildings step back, creating a better pedestrian experience.

Overall, the general design and layout of the blocks orient the buildings to maximize views and access to natural light. The interior spaces of the units are designed to be efficient in size while maximizing utility, providing for generous units while not overbuilding (conserving on resources during construction and when the units are occupied). The open spaces provide view corridors while also maintaining security and privacy for the homeowners.

Private secured parking is provided for each unit and all of the townhouse type units have two parking spaces. A total of 86 bicycle parking spaces are spread out on the project site. The majority of townhouse units have either backyards or a common open space as well as a private combination space that is adjacent to their driveway.
