Ellington Live-Work

The project transforms an existing commercial shell into three live-work units located in a mixed-use tower in the Jack London neighborhood of Oakland. The space plan configuration blurs the overlap of the designated live and work areas offering long-term flexibility to its users.

Exposed concrete surfaces including polished concrete floors hint at the robust building shell while complementing the modern surfaces and furnishings. High ceilings are accented by geometric light pockets that provide subtle ambient illumination and visual interest. The kitchens feature a crisp but warm and neutral palette comprised of stainless-steel countertops and appliances, and natural oak veneer cabinets. While bathrooms are finished in a consistent manner offering a neutral backdrop for users to introduce their personal taste. Automatic roller shades control the glare and solar gain challenges due to the existing expansive window walls.
